Offices, clinics and light industrial across Abbotsford, cleaned after hours to a written scope. We quote commercial work from a walkthrough rather than a calculator, because square footage alone does not tell you the job. Most offices quoted within one business day.

Why there is no instant price

Commercial does not price off a dropdown, and pretending otherwise wastes your time

Our residential calculator works because homes are comparable. Three bedrooms and two bathrooms in Clearbrook is a knowable job. Two thousand square feet of commercial space is not: it could be a quiet insurance office cleaned twice a week, a dental clinic with infection-control requirements, or a shop floor with a staff washroom that takes more time than the rest of the building combined.

So we walk it. A walkthrough takes about twenty minutes and produces a written scope: what is cleaned, how often, on what nights, and what is explicitly not included. That document is the thing that stops the slow argument that kills most commercial cleaning relationships, where the client assumed something was covered and the contractor assumed it was not.

It also settles access properly. Alarm codes, key handling, which doors get used after hours, whether there is a cleaner-accessible washroom, where waste actually goes and on which night the bins are collected. Getting that written down before the first visit is most of what makes a contract run quietly for years.

Abbotsford specifics

What we clean here

Professional offices around City Centre and Clearbrook are the standard case: two or three nights a week, after 6pm, with the work concentrated on washrooms, the kitchen or staff room, and floors. In practice the staff kitchen is what determines whether people think the cleaning is good, far more than the desks.

Clinics and medical offices carry requirements a general office does not, including surface disinfection with the right contact time and a waste stream that has to be handled correctly. We are WorkSafeBC registered and commercially insured, and we scope clinical spaces explicitly rather than treating them as offices with more sinks.

Light industrial and warehouse space along the Sumas Way corridor and out toward the airport is a different job again. The cleanable area is usually the office mezzanine, the lunch room and the washrooms rather than the shop floor, and the constraint is shift patterns: if the building runs late, the clean happens later still. We schedule around production rather than asking production to schedule around us.

Retail and customer-facing units need the work finished before opening rather than merely done overnight, since entry glass, floors and washrooms are what a customer forms an impression from in the first ten seconds.

FAQ

Commercial questions

How fast can we get a quote?

Most offices are quoted within one business day of the walkthrough. Send the form and we will arrange a time that suits, including outside business hours if that is easier.

Can you work after hours?

Yes, and for most commercial clients that is the default. Tell us your preferred window on the form and we will build the schedule around it, including late starts for sites that run a second shift.

Are you insured and WorkSafeBC registered?

Both. We carry commercial liability insurance and are registered with WorkSafeBC, and we can provide a clearance letter for your records before the first visit.

Do you supply consumables?

We can, or we can work from your stock. Most clients start by supplying their own paper and soap and move to having us manage it once the schedule settles. Either way it is written into the scope so nobody is guessing.

Is there a minimum contract?

No lock-in. Commercial schedules are month to month like our residential plans. If the scope turns out to be wrong once we are in the building, we would rather rewrite it than have you stuck with it.
